Limestone County sits on the western edge of the Huntsville metro, and that proximity drives most of what happens in its housing market. Athens is the county seat and the largest town; Ardmore straddles the Tennessee line; Elkmont, Lester, Mooresville and Tanner fill in the rural remainder. Buyers priced out of Madison County have spent years moving west across the county line, and new construction has followed them.

What that means in practice: a mix of established neighbourhoods in and around Athens, a steady supply of new builds along the I-65 corridor, and acreage further out. Land and lots are a meaningful share of what trades here, which is unusual next to a metro county and worth knowing if you are comparing price per acre against Madison.

The county seat and the deepest inventory — a walkable historic square, older neighbourhoods close in, and newer subdivisions on the edges.

The I-65 corridor

Tanner and the land either side of the interstate carry most of the new construction, and the shortest commute toward Huntsville and Decatur.

Elkmont & Ardmore

North county, close to the Tennessee line. Smaller towns, more land per dollar, and buyers who want acreage without leaving the school district.

Mooresville & Belle Mina

Small, historic and tightly held. Listings are infrequent, so set an alert rather than waiting to happen across one.
